    Motor Huge increase in premium.

Have done some reading up on reviews of the company - they are appalling! I'm going to consider whether it's worth the risk.

    Motor Huge increase in premium.

Just want to say thanks for drawing my attention to is4women.ie - they've come in €200 lower than my renewal, which is almost exactly what I paid last year.

2009&2010 Mgmt Fee owed- can the apt still be sold?

Guys, check the date! This happened over 4 years ago and when I posted it, we already had it resolved.

Council taking mixed development estate in charge, role of mgt co going forward?

If the development is at a stage where a Co.Co. is taking it over, then it probably hasn't been well looked after up to now. There may not be a sinking fund at all. The sinking fund can be used to fund capital projects at any time and though always provisioned in a budget, it may only be...

management agent won't fix damage around boiler vent

How did the damage occur? If work was done at the direction of the management company, then they should put it right.

    Query re appointment of Directors

It does sound like an EGM is your best and quickest solution. One thing to do: keep notes of every conversation, email, meeting, etc with the other directors. You may need to build up a body of evidence to show they are negligent, and it certainly sounds like they are. Best of luck - you're...

Becoming a director of an OMC and welfare?

No experience of it but a good question. I suspect it's not a problem. As you say, most directorships are voluntary, unpaid (thankless...) and certainly less than 10 hours per week. If I were about to need welfare, I'd definitely mention it though.

    Caretaker for Property Management Co

We have a caretaker part time in our place - but he is a contractor. We looked into the options and all sorts of things apply if we employee a person directly. It would be much more expensive. A non-complete list would be: employer's PRSI, having to provide a toilet, break area, access to a...

Are Management Company obliged to pay? Ingress of water.

Homebond only covers structural defects and are notoriously difficult to deal with. You cannot contact the insurance company directly - it has to be done through the Management Company, and if there was a refund, it would initially issued in the name of the MC. As someone else stated, the...

    2011 Census results

While I do agree with you on this point, having talked to CSO workers, I believe the party line was so that they can keep continuity with previous censuses, which makes it easier to show change over time. I find it a rubbish response, but there you go. One person told me she transcribed a form...

Issue with lighting in privately managed estate

That is a terrible idea! It's never a good plan to stop paying the management fees because then the management company would be within their rights to withhold services. Now, clearly, they are not doing their job in this case but two wrongs do not make a right. Contacting the other directors...

Ground floor apartment: Sewage from 3 bed duplex upstairs lodging in my yard.

Homebond are usually only for structural issues and notoriously difficult to get even a returned phone call from. I suggest you call the managing agent immediately about it and make sure you get a name. Then follow it up in writing by email/post, quoting the details and mentioning who you...

Can you claim tax back on private managment charges?

I am not clear if they abolished this small charge in the last budget, however, you can go onto PAYE anytime and tick a box for this in your reliefs. It is very tiny though - €30 or so no matter what you pay for the bins in your service charge.

How to Notify Residents on Security Issues

Off the top of my head Make sure doors are closed behind you and don't let anyone in you don't recognise. Bath and shower seals Boiler services Reporting light bulbs out/graffiti or unsociable behaviour Ask landlords to update managing agent if tenants change and ensure they get back any fobs...

    'Getting engaged'?

Completely, agree it's total nonsense to be "getting engaged". If you have plans to marry, then you are already engaged.

    MUDB - Next Steps

Pondering, Does your lease not already prevent this person from doing that? It's a fairly standard clause in a lease that you must be a paid up to date member to vote or attend an AGM. If s/he can't come, then s/he can't be nominated and elected.

Who would you like to see as the next president??

Playing devil's advocate: what has Martin McAleese said or done to suggest he's interested or qualified? I can only think of the ideas campaign, which I can't remember the name of. I'm a Norris supporter myself.

What do you think is the worst show on TV

I think Xpose is terrible. Unfortunately for me it's on the tv in my gym when I'm there so I see it but I don't listen to it regularly. The bit that gets me is when they have some story about a famous person and they use the same footage of them every time, that TV3 happens to own. It could...
