Thanks again for taking the time to respond, the other three tenders are coming in around 65k but one came back at 55k (all ex vat). The specification was detailed but I suppose the only way to be sure is to get the detailed drawings as outlined above.

I think what will happen is that you give 10% deposit to your solicitor, he will then pay the 8% + your 92% mortgage, then take his fee out of the remainder and give you back whatever is left (I'm open to correction though)

Yes, so it's calculated as (outstanding mortgage + top up) / final valuation incl extension and in the case of PTSB this number has to be under 85%

Am in the process of doing same at the moment. It's pretty much the same as applying again for a new mortgage, you need all the documentation as you did the first time. My original mortgage is with PTSB who allow you a max combined mortgage of 85% of the final value of the house.

Thanks for the replies, yes Gcsm9 that's why i was asking, I think the bank charges €2.50 per page if you request the 'originals', can be costly if you need 3/6 months of statements for a mortgage application.
