Management company refuse access to property

I suppose if they paid their arrears the problem would go away. They cannot have people on the common ground when there is no public liability insurance because the fees were not paid

    Expensive Tradesman.

I suggest your frind pays his ESB bill and prepays so it is not disconnected while he is away. If he wants to turn it off , turn off the electricity in the house turn off the main switch at the fuseboard. It would be a lot cheaper & a lot less hastle than paying an electrician to recertify it...

    New Fuseboard or rewire

Fuseboard is done by your own electrician. If the cables to the meter have to be changed ,the ESB get invloved , you pay the ESB seperatly for their call out cert goes to either RECI or ECSSA and they notify the ESB that the job is ready for them. Hard to put a price on any of it until the...

    New Fuseboard or rewire

If it was built in 1973, the wiring in general should be ok, however along with the fuseboard , bonding , earthing and tails to the meter will also need addressing. The regulations were different then & the houses were not designed for the load that is now on them

4 bed house 1,345 sq foot. We bought €300 worth of oil which was used up in 6 weeks!

300 Euro is approx 350 ltrs depending on the rate when it was bought . If that is an older style house I would say its about right . I had a older house that used to eat up 2000 ltrs a year & if you ask me the heating wasn't on for 6 months at the above costs the heating in that rented house...

Bike locked to railing, management agent unhappy

I know your nose is out of joint about the letter but look at it from the management company point of view. Your landlord is a member of that. If somebody tripped or fell over your bike that fell over in the wind because you couldn't make it secure in the first place they are liable and will be...

If the management company has not filed it is a problem . It is going to cost the residents a lot of money to sort...
