    In your situation, it would cost an absolute fortune to run: your electricity bill will go through the roof. They makes sense in a warm floor construction (to a certain extent), but forget it in a concrete scenario.

    I hope you've calmed now, but a few things: I DO have 2 kids, and they have loads of very noisy friends.........when they're noisy, they're noisy - open plan or otherwise won't affect that, tbh..........if noisy kids are an issue, it's not the house that's the problem. And selling a house...

    That is not accurate: you heat the other room anyway. Don't you ? If you don't, you're only encouraging draught's. I find my open plan is easier to heat, not more difficult..... I have open plan, and we love it. We have 2 x small people as well, and it's never been an issue for us...

    You can't blame wireless technology for other peoples failure to 'switch on' even basic network security. You don't leave you doors open at night, or your cars: so why not do the same with your wireless ? Sorry, but that's plain just not ture. Cable is faster than wireless. Maybe so...

    You have to consider the value, now, is as-is. Spending 10k on it, for example, won't increase the sale value by the same amount, if any. The real arbiter is how long they plan to live in it - if less than 10 years, it's debatable, if more, probably worth it.

    Tec7 is good stuff alright - easiest way to keep saddle in place whilst setting, is to prop it off the door head temporarily with a lath or something similar until it's well set.
