    Bungalow Renovation

Yes, BER F. That includes budgets for kitchen, tiling and flooring. From experience we’ll decide carefully with options and save. If we can bring it to a C rating over time we would be happy. No interest in a full retrofit. The quote includes contingency.

Looking for advice on Trading Up

We are in the middle of it right now, same position as you. Get an "Opinion on Compliance Cert" on your house as well as a BER. Then we followed the exact same steps as you propose but we went Sale Agreed, then 2 weeks later Sale Agreed on new property. Would find it too risky to sell ours and...

Downsizing. Has anyone done this and any regrets?

I feel very relieved that my parents live close to an acute hospital like St Vincent's. Old age came upon them so quickly with little notice, one day they were young and active 70ish year olds and then the health problems set in, in their mid to late 70's, and it just accelerated from then on...

Downsizing. Has anyone done this and any regrets?

My parents chose not to downsize or declutter, now in their 80's it has caused no end of problems and stress. Live in South Dublin too. The house is just not safe or suitable, particularly for someone with dementia. Now, nursing homes are the only viable option as they left it too late. The...

Could the rules change before the UK pension is drawn down?

I thought that within EU, a person could choose only one state pension from a country not two. My husband is from a staunch conservative area, huge shift particularly in the last year. Wouldn't surprise me, or at least joining a version of the SM.

Could the rules change before the UK pension is drawn down?

Also, what happens if the UK decide to rejoin the EU before our pension age. If we pay into this would we not lose our money?

Trading up - deposit at contract signing

Thanks, appreciate your help on this. Do you know what a reasonable percentage would be? I’m a bit of a planner, and would like to get our ducks in a row. It’s stressful enough, wouldn’t like it to get to contract stage and have nowhere near enough. This would waste everyone’s time, and of...

Trading up - deposit at contract signing

We would understand the stress involved and that we wouldn’t be as attractive as a FTB, but there is no other option and willing to do it. Nowhere to rent in our area either. We have built up good equity over the years but till now didn’t dawn on us that over €60k of hard cash would be required...

Thinking of selling Investment Property. What happens to "unclaimed" capital allowances?

I am trying to work this out too. I sold my apt this year, tenancy ended in 2016 and began letting on 2011. So, if I bought a bed for €500 in 2011, claimed a total of €312.50 over 5 tax years (2011-2015). Can I claim the balance of €187.5 in capital allowances in my 2016 tax return?

Sold Rental Property - Tax considerations

I have just sold my rental property. Tenants moved out end of November 2016, so for my tax return i understand that any expenses after that time cannot be included. I also understand I have to pay CGT. In terms of my form 11, are there any considerations I need to be aware of, for this my...

Joint Assessment- Rental Income and Pension Contrib

I am very interested in learning more about this topic. Our situation is very similar only we are older and pay more in tax on the rental. Property is in my name and annual tax is about 4k. We have a cash flow problem servicing this, as we have to top our 'rent account' by circa €600 a month...

Wear & Tear Allowances - confused - what exactly can be claimed?

Is spouses Mortgage Protection Premium on rental an expense

As I am the sole owner of a rental property, I pay mortgage protection which I include as an expense. Some years ago, it made sense to get an additional policy for my husband, in the event of his death. The policy is the same as mine, decreases over the length of mortgage etc. and is in his...

Revenue says I have 2 years to pay for my first rental return?

Actually it seems Joe is not right.
