    Rental Income Tax Question

As a long term landlord, I have always been advised by my accountant that mileage / travel expenses for inspection and/or management purposes are not allowable (assuming your are submitting a rental/passive income tax return as a PAYE or soletrader).

Hi All, I hope you can advise please; I have phoned revenue who kindly passed me off to the WRC who in turn have pointed me to the pensions commission... feel I'm being given the run around, so here it is: Gross Involuntary Redundancy amount calculated at €210,000. I have seen the SCSB...

    Socialist Thatcherism

Didn't Renua espouse this type of transparency as part of their manifesto coupled with a radical deconstruction of the existing "progressive" PAYE/PRSI/USC tax system. The left leaning media certainly contributed to thwarting that initiative.

renting car in France next weekend

Sorry Bronte, but I respectively disagree. We own a property in France for the past 13 years and visit 3/4 times per year. Our actual experience over many years has demonstrated that Ryanair flight schedules / destination airports are out of synch with the opening times of many, not all, but...

Selling a house within months of purchase

Your situation is not unique. As other posters have indicated, it is not that unusual for a property to come back on the market again with a 12 month period. You may be overthinking the situation. As a landlord with a number of residential properties, my advice is to avoid becoming a...

35 year old single in need of assistance

When assessing mortgage applicants, banks like to see a potential borrower demonstrate strong savings or credit history. If you can demonstrate your recent (6 months) credit card and loan repayment history, that can be seen as a positive. There is a strong social life in Limerick with lots of...

Couple at 30 with no property and child on the way

Purchasing a property incurs a significant amount of costs (stamp duty, legal fees, removals, LPT etc). The interest you will pay on a mortgage will be significant, while your rental amount appears quite reasonable. Unless you are willing to purchase in the Dublin commuter hell belt, you...

renting car in France next weekend

Suggest you do NOT use the Ryanair website for car rental. At least one provider with questionable business policies: https://www.irishtimes.com/business/transport-and-tourism/cartrawler-suspends-green-motion-from-booking-engine-1.3546031 Car rental in France is expensive during summer months...

    Purchasing mobile home in France

That is good news for you regarding taxe fonciere, however there will be some form of charge for the pitch the mobile home is sitting on including dry and wet waste removal in place of a taxe fonciere. If there is hedging surrounding your pitch site, then I recommend you seek clarification...

    Purchasing mobile home in France

We've a house on the west coast of France, not a mobile home. However we have seen a number of weather events that have adversely affected mobile home camp sites along the west coast which completely wiped out the majority of mobile homes on sites ...

...interesting thought. Maybe contract work. I wonder would my age work against me (49 yo). Probably a topic for a different thread.

Can't see the wood from the trees... please help

I should have clarified, €1m should provide a €40Kpa pension from the age of 65+.... the immediate question is, the best way to fund getting to 65 without necessarily disposing of all/most of the performing assets.

Can't see the wood from the trees... please help

Thanks RedOnion. I fully agree with your assessment. #1 is going once we are in a position to reduce the CGT bill. With respect to my wife's tax credits, I believe so, but will put this question to my accountant shortly.

Can't see the wood from the trees... please help

If it was for my own consumption and I was on my own, then no. However, if the ambience was good for the soul, then I would consider paying €4.50 just to sit there for 20 minutes.

Can't see the wood from the trees... please help

Thanks moneymakeover, the point you make concerning inflation protected (NPV adjusted) is well made. The approach to keep 2 or 3 of the better yielding rentals, pay them down (rather than spending recklessly) is the prudent approach without doubt.

Can't see the wood from the trees... please help

Thank you Steven. Taking a transfer value from a fully funded DB scheme is not for the faint of heart I would think as it removes a high degree of certainty with respect to future pension income... using a blunt rule of thumb, if one had a DB fund of €1m, that should provide a €40K annual...

Can't see the wood from the trees... please help

I know its a simple exercise, but very beneficial to lay out the basic financials. You are correct. The current yield is poor for #1, #2 and #3. It makes sense to sell #1. The rental levels on the remaining BTLs need to be brought up to current market levels. Thanks

Can't see the wood from the trees... please help

Thanks Ligon... you are absolutely on the money. There is hassle, coupled with a lot of risk with being a landlord in this country. I've seen other posts that suggest there is less risk but equivalent reward in other countries, so that is something I have begun investigating. I am open to...
