    Would you have a view on the 6yr ..my thinking is that in 3yrs time similar rates will still be available and dont bother locking the rate for 6 ...although the rate is so close only 0.05% i doubt myself a little also

    Kbc have a 3yr 2.2% if he moves his current account and has a loan ratio less than 60% which would be the case here if he cleared some of the mortgage . Im less sure if what they would do for him if he didnt live there although im sure he could move in on paper until the mortgage came through

    You could compromise with both and re mortage for a much smaller amount letting you keep a little more in your savings . Your tracker isnt a fantastic rate worth keeping at any cost if your in a position to clear if rates have a large hike. You could get 2.2% 3 yr fix from kbc and similar from...

    By the way my threads name was changed and i dont agree with it. Some might say semantics but i argue its not for a home improvement loan ,its for a mortgage just like any other one except i think its up to me what i do with the loan

    Brendan ..it was a 20yr mortgage which i was overpaying 15 yrs ago before i had commitments. Rate at the time i started the increased payments was approx 3% so still made sense to over pay . People forget that tracker rates were much higher way back when ..

    Hi brendan Thanks for reply .would i not have an argument under eu law similar to rebates which from what i gather doesnt allow dissimilar conditions to equivalent transactions to a customer/company... Anyone got 5 million euros and 5 years to spare and ill take them on in brussels.lol

    Hi blossom With my last mortgage with ptsb we did the same and the overpayment was shown on our yearly statement as a credit . When we came near the end of the mortgage the bank deducted it from the principle and finished the loan early.up to that time it still showed as the expected completion...
