Ukranian €800 Payment Scheme - Anyone Availing of It?

Does this mean that a tenant can only use the dwelling as a residence ie. not use it for short term lets? S.16 (m) not use the dwelling or cause it to be used for any purpose other than as a dwelling without the written consent of the landlord (which consent the landlord may, in his or her...

Nearly 5k notices of termination in Q1 2024

Almost 33k NoT's from Jul22 to Mar24, that's not good for people looking for a rental. Anyone know if the new tenancies figures are for extra dwellings that came into the rental market? A new tenancy could just be a change of tenants in a property.

Ukranian €800 Payment Scheme - Anyone Availing of It?

The Red Cross were on the news this evening appealing for home hosts for the Ukranian accommodation system.

Timing of a Notice of Rent Review

Thank you for that information, that makes more sense. I clearly misunderstood how it works in practice.

Ukranian €800 Payment Scheme - Anyone Availing of It?

But if it's under licence then they are not actually tenants with rights from the rta - is that right? I thought the STL regulations only applied to property owners. Just curious, but can a tenant in a rpz decide to do airbnb for the 90 days without the owner's permission? Would that be a...

Timing of a Notice of Rent Review

Always thought the 15 months only applied the first time the rent was increased - is that not how it works? Eg, if a tenant moved in at 01Oct21, first rent review on 30Sep22 +90 day notice so rent increase is from 01Jan23; next rent review on 30Sep23 +90 days so rent increase is from...

Ukranian €800 Payment Scheme - Anyone Availing of It?

Rent may be exempt from fair deal assessment but would €25k rental income mean that the OAP income would also be taxed?

Ukranian €800 Payment Scheme - Anyone Availing of It?

This is why the whole subject of tenancies confuses me. If a property has a tenancy agreement in place then how can the owner decide to let a vacant room to a Ukranian or anyone else for that matter? If the tenant/s are the parties with permission to occupy, does it not follow that they decide...

Did anyone decide not to rent for 2 years?

Would that be a problem if only the internal layout was changed? I know someone who changed the layout in an older house to combine a tiny kitchen and dining room to an open plan room. They also combined the separate WC and bathroom. They didn't need PP but it was a house tbf.

    Rent by the room

Thanks. So if a LL did an internal refurb to the layout of say a large house and put en-suites, washer dryer, ff, cooking equip, and door locks and adjusted the ground level to incorporate sleeping and en-suite, he couldn't give eg. 4 people separate tenancy agreements unless he has PP, building...

Landlord mixing AirB&B with long term tenants - RTB fine for non-notice

Thanks for all the replies. I have a better understanding about joint/multiple tenancies and house shares now.

Landlord mixing AirB&B with long term tenants - RTB fine for non-notice

Ok. This is my understanding for an individual property or building with no resident LL. I can see how a replacement person into an existing lease is a tenant. They get their own personal part4 rights after 6 months occupancy and then fall into line with the existing lease terms. If theres a...

    Rent by the room

just reading through older threads and came across this one. Providing each room was self-contained, ie. en-suite + cooking + ff + washer dryer, (some renovation needed obvs) could a landlord then register more than one tenancy at a particular address, eg. Main Street #1A, 1B, 1C etc. with...

Landlord mixing AirB&B with long term tenants - RTB fine for non-notice

Apart from the OP situation, I thought that letting on a room by room basis with shared kitchen, common entrance etc was the same set-up as bedsits from years ago, and would be included under rtb remit as tenants. But, in a room only letting, it is not self-contained so it can't be a 'dwelling'...

Landlord mixing AirB&B with long term tenants - RTB fine for non-notice

Thanks. That's clear enough that the set-up can't be changed mid way. But, say a landlord was starting out with a four bed property, and didn't want a joint/multiple tenancy arrangement for whatever reason, and leased each bedroom (with access to kitchens etc) to four separate people, does he...

Did anyone decide not to rent for 2 years?

That's clever, because its awkward enough in an apartment to meet the change rules. I was thinking if I was in OP's situation I'd try to add a room or an en-suite, increase the Ber, maybe widen doors and that would cover the three things required, but never thought of combining rooms !

Landlord mixing AirB&B with long term tenants - RTB fine for non-notice

If renting on a room-by-room basis the landlord may access the common areas without consent and may show vacant rooms to prospective tenants. Thanks for that arbitron. So according to Threshold, if the OP was renting room by room, the OP can enter without permission. Its strange that rtb and...

Landlord mixing AirB&B with long term tenants - RTB fine for non-notice

Thanks for taking the time to reply, much appreciated. I think the joint/multiple tenancy situation is clear enough, it's a single tenancy agreement that the landlord registers with several named parties who may or may not change over time. The other situation is where say four individuals were...

Landlord mixing AirB&B with long term tenants - RTB fine for non-notice

Does each individual not acquire their own part4 rights after 6 months occupancy? If tenants are renting individual rooms, how could a new tenant get the same rights as a person in another room in occupation for say 5 years? I was told that only applies when it is a joint tenancy for the entire...

Landlord mixing AirB&B with long term tenants - RTB fine for non-notice

They couldn't be licensees (in a different room) of a tenant who was only renting one room, or of the LL because not his PPR. They cant be Airbnb either for the same reasons unless a tenant let out their room at weekends for example and then would they need LL permission for that? So they must...
