Residential 6 month lease - what happens at end of the term?

Waste of time for a landlord having a lease. The only thing a lease does is ties the landlord. The tenant can ignore a lease and nothing happens. The landlord can't. Just tell the tenant they have to be out in six months. After month 3 give them their notice and a move out date before the...

What value do landlords place on good tenants?

I got stung badly by the RPZ changes for giving discounts in rent to valued tenants. I would never do it again.

    Tenants not communicating

Sounds like they might be digging in for the long haul. What if they just decide now they are not leaving and don't pay rent. That will take you years going through the motions to get them out. It's this kind of thing that scares me. That's why I want to just sell my investment property and...

Rents down this quarter in Dublin. When does it cease to be an RPZ

Ah well. Looks like im still selling it then. I had a sliver of hope that I could get back to market rate and then keep it for a while. You've dashed my hopes. Raises the question though - who's figures do they use for calculations regarding rpzs

Existing tenant requires HAP (housing assistance payments). Does landlord have a choice?

If.... The tenant falls out with the social welfare you would think be paid and will be stuck for a couple of years with no rent should the tenant assert their "rights" The same if the tenant falls out with you. The same if you fall out with the social welfare. There are more downsides to...

Tenant leaving without giving much notice

Don't forget to mention this when any new landlord is calling you about a reference for you tenant in future. Also make sure that you get references from at least three previous landlords when vetting tenants in future. Pay particular attention to the word of the ones before the current landlord...

    Advise on renting out home

Op why not just let it on airbnb? Or even Monday to Friday. And airbnb it on Saturday and Sunday. Probably lots of ways to skin this particular cat. Anything to avoid involving the RTB and conventional letting where the landlord has no rights and basically hands over the property to a tenant who...

    Airsorted

They won't do it unless in city center locations. They usually advise you to add their fee on to the cleaning charge to cover their fee, so the guest pays it. And 15% is an outrageous fee anyway. Most estate agents nowadays will organise this for you cheaper. Go into a few local eas and ask them.

keep renting or sell investment property?

You can be out of negative equity and not have any profit to pay tax on, so you may have no tax to pay on selling. Also the rent caps will put the brakes on any profit you thought you were going to make in the future. Add to that that more and more people think it's normal to just overholding...

    AVC payment to reduce tax

If you were company pension scheme already contributing the max for your age, do you just increase your avcs over the max and then you make the saving at the end of the year on form 11? Or is it only workable where you haven't already maxed out tax relief on your pension?

I have a friend who decided to ask the tenant to leave so he could sell. The rent was stuck at 40% below market rent and the property had no chance of paying it's way like that. What is the max percentage that an employer can contribute to an employee's pension?

I was talking to a friend about retiring early too and he was asking me if he could not use his pension fund for an annuity, but instead just buy an arf. I wasn't sure but I told him he may not be allowed to do that. Was I right or right or wrong?
