Best Buy for <50% LTV mortgages i.e. the lowest mortgage rates available

The new KBC 5 year rate @ 2.6% poses an interesting question between it an UB. If one were looking for a fixed rate of 4+ years, then KBC with the enhanced cashback would trump the UB rate (excluding BOI for this comparison). But what is the cost for a switcher of 300k mortgage taking the 5 year...

Best Buy for <50% LTV mortgages i.e. the lowest mortgage rates available

That is fair enough. I suppose it is simple and consistent. Thanks for clarifying.

Best Buy for <50% LTV mortgages i.e. the lowest mortgage rates available

Hi @Brendan Burgess I think you should state the term of the loan used for the calculations. Baring in mind that a 35 year term is typically only available for FTBs, so maybe you could use 30 years as the term for both. Regarding the Best Buy for switchers on a 300k mortgage, how did you...

My presentation on Non performing Mortgages to the Oireachtas Finance Committee tomorrow

"Cost of default". If someone with a 50% LTV mortgage does default, the outstanding mortgage amount should be easier to recover, as the bank could (in theory) repossess and sell the house cheap, if they needed to, to recoup their money. There is also a 50% buffer here should property prices fall...

Adding 200mm fibreglass insulation to existing 30 year old 100ml insulation

What to do with shower cable as it enters the ceiling?

Adding 200mm fibreglass insulation to existing 30 year old 100ml insulation

Thanks. I have kept the insulation away from the eaves, but is it ok to insulate all the way to the boundary wall with the neighbours house? i.e. For a semi-detached house, the side of the house which is attached.

Adding 200mm fibreglass insulation to existing 30 year old 100ml insulation

@Tomo225 Thanks. I have no intention of doing that as there are no spot lights fitted. Just ordinary lighting - should I insulate over or under the wires?

Adding 200mm fibreglass insulation to existing 30 year old 100ml insulation

@Prosper @Leo I was up in the attic today doing a quick survey as the house is freezing and I'm going to give this a go next week. I am in similar situation as you, and I have a couple of questions. Firstly, where did you go for all the materials? Insulation is missing in places and 50mm...

EBS customers - you are not getting the 0.25% rate cut announced by AIB today

I don't know enough about this topic, but I would surely like to see EBS drop their rates! How can I help?

AIB increases Maximum Daily Transfer Amount via Internet Banking to €10,000

Is the increase just for the daily amount or does it also affect the per transaction limit (which was also 5,000)?

Can we highlight the high SVR rates again?

I would like to get behind that. Do they only take submissions from groups or do they take submissions from individuals?

If you can't see images when you are not logged in...

Only see a thumbnail when not logged-in. When I click on the thumbnail it prompts me to log in to see the picture. Really annoying, as sometimes I don't want to log in if I'm on a shared computer etc.

Which is better - UB 2.6% fixed for 4 years or Bank of Ireland

3 way property transaction involving daughter

Are you sure about that? You can get a credit for CGT paid by someone else? On the Revenue site, it says: http://www.revenue.ie/en/gains-gifts-and-inheritance/credits-you-can-claim-against-cat/credit-for-capital-gains-tax-cgt.aspx It reads as though the same person must be liable for both...

    Gift to Child

What happens, in the OP's example, where a gift is given to her daughter as a deposit for a house who then jointly buys a house with her partner? Would Revenue see that as a benefit to both parties, and therefore be split 50/50 between both of their (Group A for here, Group C for partner's)...

    Gift to Child

Is the first 3000 allowance (before eating in to threshold) for all gifts that the person receives or can you receive 3k from multiple people without eating in to any allowance? Or is it 3k per category (A, B, C)? Eg, can you recieve gifts of 3k each from 100 people and pay nothing?

Expected Solicitors fees for buying a house

Maybe there is (and maybe there isn't), but they don't take out separate insurance for each piece of work. I could understand if a solicitor dealt exclusively with multi-million euro properties that would exceed the coverage that a standard insurance policy would provide. Perhaps then they would...

Expected Solicitors fees for buying a house

Shouldn't matter. Would not expect a professional to be any less diligent for the 200k apartment.

Is AIB now allowing people to move LTV bands?

I'm not sure if you have to. I mean, I just asked if it was possible if I choose to take a mortgage with them. She didn't attach any conditions to it. They would be mad to refuse, because I think they know the people who would be enquiring about moving LTVs bands are also the people who keep an...
