    Thanks for the advice - gutters were solid with pigeon material, sticks et all sorts, gutters weren’t draining properly and walls had high level of moisture - floors to be replaced

    @Leo is at outside wall, no obvious sign of water collecting there but was suspicious of same myself, there is a gutter on the outside a few feet down from the spot - could well be an expansion issue but would have thought that would have come up long before now if that was the case?floor boards...

    Pvc card (I think he called it) was gone and then asked him about the constant whirring - the dome part at the top was full of water so he replaced both for €230 inc labour and we now have hot water and a silent pump - worth every penny - thanks for all the help

    @electo nothing in the shower, small bit of water coming out of the hot taps in the bathroom and kitchen and pump gone suspiciously silent. Trip switch is ok.
