    Audi A4 122 or 150 BHP?

I am in the process of buying a 182 Audi A4 and am looking at 2 demo/ex service cars. One of the cars is 2 litre TDI 122 bhp 50th Edition Manual and the other is similar except it is 150 bhp. I prefer the colour and look of the 122 bhp car but am concerned it might lack a bit of spark. The 150...

Key Post I got cash back three times in 6 months

Thanks for your help. The liklihood of a rate drop is very low so I’ll plough on if they offer the money under the 5 year fixed when it’s highly unlinkely there will be a break fee. Let’s hope they facilitate me breaking out of the fixed rate in a timely fashion when and if I get to that stage...

I agree, they probably have an idea what I'm at. I can make my decision on whether it is worth doing (if the bank let it through) once I know what the break fee would be. Another concern is the bank delaying my move to the next bank after I receive the cashback....can they do this?

Key Post I got cash back three times in 6 months

I am still waiting on full approval from the 4 banks I hope to switch to. One bank manager has come back saying the underwriter has come back saying it is bank policy to be with your current lender 2 years before switching. I moved my mortgage 18 months ago. The bank manager suggests he...

I am making reasonable progress with my 4 switch plan and have provisional approval from 2 of the banks. KBC have the valuer lined up to come next week. I am pushing them as fast as I can and responding to queries, as they arise promptly. I understand my Switcher applications are with the...

I am still waiting for approval to come through from each of the banks. In the mean time, I am lining up other things to save time with the switches when it comes to them. I have asked the solicitor to apply to draw down the deeds as I have heard this can delay things sometimes. This is in...

€500 "all in for each additional switch" is what the solicitors email reads.

Following negotiation, the solicitor has agreed to complete the first switch for €1500 and each subsequent change for €500. Thus, if I manage to make all four switches work, the solicitors fees will come to €3000. Not bad considering he was initially quoting €1500 per switch. Its worthwhile...

Key Post I got cash back three times in 6 months

My switcher applications have now been submitted to all 4 banks: PTSB, BOI, KBC and UB. Fingers crossed I get approval from all 4 so I can put this plan in action. I also emailed my solicitor yesterday to give him the heads up re the plan. He advised taking up the Title deeds from EBS now so...

My mortgage is €250K. Obviously, I will try to get a variable rate with PTSB but if I can’t, I could be forced into the following fixed rates to avail of the cashback: 1yr fixed rate @ 3.2% <50%loan to v 2 yr fixed rate @ 3.2% 3 yr fixed rate @ 2.85% If I take the cashback and move the...

Key Post I got cash back three times in 6 months

Inspired by Sean Og here, I’ve been busy attempting to make arrangements for 4 quick mortgage switches within 6 months, moving my mortgage from EBS where I am currently to PTSB - BOI - KBC and finally end up with UB with their 4/5 or 7 year fixed rates. And hopefully pocket the Cash back deals...

Does it raise the suspicion of the banks when you choose the variable rate over the much cheaper fixed rate that you might be a serial mover? Has anyone faced this issue?

Bank of Ireland quoting lower rates than their rate card?

I took out a mortgage with BOI 6 years ago; the pre cashback era. I changed to EBS 18 months ago to avail of the cash back. I am now on the move again and have been in contact with BOI. They are telling me the lowest rate they will offer me is 3% for 5 yr fixed + cashback. I have told them I...

    Increasing rent for RAS Rental

I have a 3 bed rental property in a regional town rented to a family for the last 7 years. The house is in excellent condition. They are in RAS for the last few years. I received €750 per month for the last two years from the Council. I understand I am now entitled to increase the rent as 2...

    Taking Advantage of Cashback Deals!

    Taking Advantage of Cashback Deals!

I moved my mortgage from BOI earlier this year to EBS to achieve a lower interest rate and avail of the 2% cashback deal. I am now on a variable rate of 3.3% with EBS. The outstanding amount on my mortgage is around €255K with a loan to value ratio well below 50%. My job is permanent and secure...

Should I switch from Bank of Ireland or fix?

Just an update...I expect my mortgage will transfer to EBS this week. Nearly 3 months to change! It does take time. I will be starting on the 3.3% interest rate with EBS but plan to move to the 1 year fixed at 3.15% once the 1st month is up. I have only moved to EBS to claim the cashback. I...
