Hi -I'm in the process of buying an apartment in the Waterville estate in Blanchardstown Dublin 15. I've seen some reports of Pyrite in the news around this part of dublin and wondered if the Waterville estate was one of those with Pyrite issues? I'd appreciate any advice on this.
Thanks.

Hi
For what it's worth, I've owned an apt there for the last 16 years and have had no issue nor heard of any issues. Can only speak for the development bordering the Snugborough road ie Tory sq Blasket Sq etc as the apts in closer to the hospital Waterville Terrace etc were a different builder/developer

Hello @42ireland ,

Did you manage to find out if there was Pyrite issues. I've gone sale agreed on one of the apartments in Waterville Terrace and my bank is asking me for proof that there are no pyrite issues before I can receive my offer letter. What would be the best way to find this out ?

Awaiting response.

Hi rdsdublin15,

Welcome to AAM.

Unfortunately 42ireland does not appear to have logged in to AAM since 2018 so will most likely not see your post nor reply to it.

Sister has a place here. Never heard of this. Would you link to these reports you have seen, if they exist?

OP said they ''seen some reports in the news' about Pyrite in "this part of Dublin" , not the named development.. That may be anywhere in D15, or nowhere nearthr names development

Thats my read of their post.

Found this advert in the same block of apartments where I'm buying. The description of the advert says - "Malin Hall has just completed Pyrite remediation works and the building has been signed off as free of Pyrite and certified as structurally sound."

This shows that there were pyrite issues which were probably fixed. And hence, that's probably the reason my bank is asking me for documentation to ensure that there are no pyrite issues before they can give me the offer letter for mortgage. The only problem is that the management company is not replying to my solicitors emails and calls. The structural survey of the property indicated a few Settlement crack's here and there but not sure if those are just regular cracks or coz of pyrite.

Apart from that, is Waterville Terrace a good place to live ? It's a little close to Corduff which does not have a good reputation.

They have no obligation or relationship with you or your solicitors, so that is not a surprise. Get the vendor to chase this information.
Was about to add that - vendor and their solicitor should be able to get this info for you, and its very much in their interest too, or else they'll struggle to sell to anybody who is borrowing to buy.

Didn't Leo V live down there at some point? Can't be all that bad surely? Have a relative in one of the last houses on Ballycoolin Rd and its a HELL of a lot nicer round there now than I remember it in the 80s.

That's it precisely. Management companies or their agents aren't going to get into the business of supplying such information to any random person who requests it on the off chance they might buy a unit there.
