Cost of Annual lift maintenance

Can anyone help? I live in an apartment complex with three blocks and five elevators, I think we're being fleeced by our lift maintenance company. last year we had a maintenance contract costing €11,000 we had to pay another €6000 for repairs, we pay another €2000 for insurance and I think we have to pay an additional €1500 to have an emergency phone service. The whole Development is mosltly four storeys over basement so not really high rise. Can anyone who lives in a similar development give me a ballpark comparison of their annual costs?

That seems high, especially as your reactive costs outside of the contract are running up additional 6k.

Do you know what type of contract you have? Fully Comp, semi comp or basic? Fully comp are more expensive contracts but cover a lot more repairs that arent covered under semi and basic.

How old are the lifts
 
There are a small number of companies that offer those services.your maintenance is 2200 per lift which isn't extravagant. Phone costs seem ok as it's a monthly rental if land lines so about 30 a month? Plus the call centre services. A mobile approach may be better long term, get quotes.

Lift costs are subject to the type and use and the contract. Contracts often come in 3 styles, with top end fees covering a lot of parts and repairs but not all.

Then there's vat....

Doesn't seem that high from a quick glance. Lifts are expensive specialist beasts with very onerous health and safety requirements. But all goid omcs should go to market every year to see if the savings elsewhere are justified in moving.

Lift insurance is typically provided by the main block insurer so it's a separate policy.
 
Lift maintenance is a heavy burden on annual costs but insurance demands that there is a proper service contract and schedule in place. Not much point asking here as every complex is different. Its back to getting service quotations from a number of lift maintenance firms and comparing quotes.
Remember to compare like with like especially when it comes to issues such as emergency response to breakdown and out of hours response
