New Houses in Diswellstown Castleknock

Hi all, first time poster on this thread and was hoping I could ask a few questions about Diswellstown Manor:
What's the soundproofing like between houses? Specifically the 3 bed terraces? Walking around last weekend, the house seemed really solid so I'm imagining it would be quite good?
Does anyone know which units are designated social housing? I asked today but the reply I got was very very vague - all I was told was they were scattered through the estate and not clustered together.
What price were the 3 beds at 5 beds initially?

The 3 beds started off at 395k and 5 beds at 555k. Soundproofing is great in the houses, never had any problems. Heard the bidding on the last few houses left is spiralling though.

Social units are listed earlier on in this thread. Think there are 4 in the whole estate?
 
Just to add a small number of 4 bed semi's in DM were sold at 480K but most were sold at between 490K-510K, in autumn 2015. I think the last of the 4 beds went for about 530K so time ago

It seems the bidding is spiralling out of control on the remaining houses. I'm not sure about the 2 bedroom cottage or the mews but the glasshouse that is for sale had bids in excess of 500,000 at the last viewing on Saturday
 
Real shortage of Single Story properties everywhere. Would make more sense to add a lift to a property than downsize.
 
I hope the prospective bidders know about the Japanese knotweed that was identified and treated near there last August. We only learned about this last week after we signed off on our snag and were about to close.

It is now appearing in requisitions and objections in contracts. It is an invasive species that can sometimes be difficult to remove and in the UK has been associated with devaluation of properties.
From my research it seems to have been identified and treated promptly and efficiently in DM. It seems it will be very unlikely to regrow but of course no one will give assurances that it will not regrow. Need to monitor for regrowth for 3/4 years after treatment. This will fall to management company whose members are DM residents. I suppose in some respects this will mean everyone has an interest in making sure any regrowth is dealt with effectively.
Our main worry was how the uncertainty over possible regrowth may affect value or cause problems with resale. However if there is no regrowth 4 years down the line it should be obvious that it is no longer an issue.
It was disturbing to only get this information right before closing. I'm not sure if people who closed earlier in the year were informed about it or if it appeared in their contracts?

Just wondering does anyone know what the original prices of the 3 and 4 beds in HP were? Noted they are launching again in Autumn but states price on application...
 
That seems a crazy price for a terraced house!!

3 beds in HP were from 395,000 at launch and now from 450,000. 4 beds in HP vary according to house type, understand now up to 665,000.

DM 3 bed tce Pricing at 435k today on Daft etc... maybe worth a look if show house is bit steep??

Sorry if this is a really stupid question but what was included in the cost price of the houses? Appliances, Flooring, carpets, painted walls etc? (Sorry very new to all this!). Thanks
