Error in land registry

We are in the process of selling my parents house, they lived there since 1998.
A query has arisen due to to the land registry. Going by the land direct site, we are short at the rear of the garden but we have been "given" a good chunk of the public road at the front. This appears to affect a number of houses where a part of their back garden has been given to 1 house and we all have a patch of the main road.

Going by the plans on the county page, the boundaries are where they really are and not what land direct says.

If this is an error, is it easily fixable.

May not be easily fixed if the person who has part of there back garden says they own it .Don't expect land registry to be of much help unless all agree to change and sign off on it.

I'm hoping it's an error from the transfer from the old maps to the digital and the old maps outline includes the piece in question. Our house is atleast 150m away from the house that owns the land in question (going by land direct)
With regards to the road out front, what can be done about that or do we just ignore it.
 
When and if it's sold what difference will it make if no one is arguing about a piece here or a piece there at the moment, or has there been any trouble?. What area of ground are we talking about in the case of each house and what is the area of space being used for at the moment?

In the case of older houses which haven't been subject to any sell or buy over many years i'd imagine very few are fenced off exactly as they're supposed to be
 
Their solicitor has raised the issue. Roughly speaking 10sqm (10m x 1m)
The OS map also appears to show our land as it is and not how it appears on the land registry.
 
If someone has changed the actual map to match up with the new digital maps you may find no one is going to admit to it.If the person who is shown to own it on the land reg decides to move in on it .You will have to get an Injunction to stop them you will have no change out of 70000 euro and that just is to get a stay for a short time .Don't Ignore it sort it out as fast as you can .
 
Cheers, I have many more questiona but I'll be pushing them on to the solicitors and land direct.
1 question though is that the land on question has a very faint grey line running on from our boarder, I can't find out what these represent and there is nothing on the land direct site to say what it is, any ideas?
 
owner of this land may have already picked up error and got it changed back once they had agreement from the other land owner to move border back.It becomes a big Issue if they do not agree it is not simple to take land already registered in someone name and give it to someone else without there agrement even in error you will find yourself left to sort it out with very little help.I have seen where a house was left in a will to someone not from the local area moved the boundaries as shown on land registry which was a land registry error it caused a lot of bad feeling because land registry were very slow to admit error

I don't think I'd be too concerned about the error. The solicitor can go through earlier title Deeds and see if there are any earlier maps plus, unless the other landowner has moved fences and taken possession of the lands, it is clearly not an issue.

It's always best if a concerted effort can be made by all involved to address the issue. If everyone is on good terms, they might all be willing? Of course, as soon as money for lawyers and engineers is mentioned , that might change but worth asking.

Just don't expect land registry to be of any help .I would agree with the above post but I would be concerned if the land registry get involved there is nothing in it for them .There are not going to admit to a mistake until the have to no matter what maps you have .Remember they are not spending there own money but you will be spending yours.The person who are registered as owners by error don't really have to do anything if they so wish then it is you against the land registry.

Absolutely not my experience. I have had to deal with situations like this on occasion and I have found the Land Registry very helpful once the situation is made clear.

Not helpful - they are a public body, they have obligations.
