Clonee: Views and opinions?

hey lads, ive been looking in the D15 area (as alot of posters will know given the replies provided in previous tread) but with our budget (up to approx 350k at a big stretch) its getting more and more likely that we will be going for clonee. if anyone has any opinions or advice regarding particular areas like Rusheeney or surrounding areas. OUr situation, as previously stated, is that i need to access the M50 for wrk whereas her goodself is looking to use the clonsilla train in the mornings. Is it the location and lack of ammenities that are affecting the prices or are there certain areas that are not the safest... its just that we have seen 3 or 4 properties that could interest us but we dont know the area that well.

Rusheeny is going to be a 30min walk minimum to Clonsilla station for your wife. it's just that bit to far IMO. If she doesn't mind cycling then it would be ok IMO, maybe 10-15 mins on 2 wheels.

I would really look for something in Stonebridge/Willow Wood as it's just over the Ongar Distributor Rd from Mount Symon, but with a cheaper price tag and better proximity to the supermarket at Hartstown.

You might also keep an eye on houses in Allendale.

thanks for the reply,
the commute that concerns us is the access to the train station, is the traffic bad to get to the train station, as my partner would proberbly drive and leave the car in a friends house who lives close to coolmine station. I'll be accessing the M50 to head northbound. its mainly a concern for what the areas are like regarding unsocial behaviour etc...

The fact that Clonee is actually Co. Meath would make house prices cheaper than the D.15 area. Also as ADK posted - the commute can be bad at times.

Well if you buy in Rusheeny or nearby (presuming vehicular access to Hartstown-not to Littlepace etc.) you'd be able to take the Ongar Distributor Road to Coolmine but traffic could be unpredictable, especially the bit from Grove Road to Clonsilla Road (where the fire station is) can be agony. Really you should try to get somewhere within walking/cycling distance of the train and eliminate the uncertainty of the traffic.

This house [broken link removed] is 5 or 6 mins walk to Clonsilla Station.

Actually the house in Portersgate that murphaph has posted the link to is adjacent to Mount Symon. To the left of the picture is a green area in Mount Symon and this is where the other 3 bedroom house is - 10k difference in price, which is interesting.
 
Hi Positivenote - I live in Castaheany Estate in Clonee. Like you, we were insistent on getting a 3 or 4-bed semi detached house. We wanted our own freehold with a garden, nobody living above us, under us or too close to us and definitely no annual management fees - all of these factors are hard to come by together with finding a house you like, particularly in an affordable price range without stooping to living in not-so-nice areas. As for Clonee, I love it - it's nice and quiet and whatever anyone else tells you, the 70x bus in the morning is much better than any other bus route in the D15 area!! It's straight out onto the N3 without going through estate after estate first. I would highly recommend Castaheany Estate, Hansfield Estate or Littlepace. They are the three closest estates to the shops and The Paddocks Pub - which I must say is a lovely pub! These estates generally achieve higher prices than the other estates in Clonee, basically because of their better location and they are generally nicer estates! I've lived in D15 all my life and I know from house-hunting myself. Avoid Ongar, Tyrrellstown, Castlecurragh, etc, unless you want to commit yourself to paying hefty annual management fees. Avoid hartstown, huntstown, rusheeny, etc. If you want a good private semi-detached house, with no management fees, in a respectable and quiet area, go for Clonee - I'd highly recommend it ! Hi Crystal!
Just to clarify, Clonee Village is in Co Meath, but the Clonee Estates of Littlepace, Castaheany, Hansfield, etc, etc, are actually in fact in Dublin 15! You do not cross the County Meath border until you actually enter Clonee Village, which is signposted just before the Mill House pub!
And I would hold fire about saying house prices are cheaper in Clonee, County Meath than in Dublin 15. And actually, the Clonee Estates of Littlepace, Castaheany, etc always achieve much higher prices than the likes of Hartstown, Rusheeny, Huntstown, Castlecurragh, Tyrrellstown, etc, etc, - ALL in D15. Also take a look at prices in Clonee Manor - new estate in Clonee Village, County Meath. And also Dunboyne Castle - which is further again into County Meath!! Much more expensive than alot of D15 houses!
 
Clonee D15 - taxi drivers have a major problem with this geographical odditty (or pretend they do) as they often try to get you to pay 'off the meter' (much higher) prices for travelling to Meath!
 
ive spoken to taxi drivers and they have assured me that the areas of clonee that im interested in are d15, but then again it is down to the individual whose behind the wheel...
 
a quick tip if getting a taxi from town to Clonee-dont say "clonee" ti the taxi driver- say " littlepace"

Stupid i know but a friend told me this & i tried it saved €8!!!
 
Currently live in Allendale,which is walkable to the train station.I drive and park in coolmine (better parking facility)when i have the extra minutes to spare.Getting to coolmine is not a problem, since the new road opened.
The houses in Allendale are much spacier and the layout much nicer than standard 3-4 bed houses esp the 4 beds are huge!They sell quite quickly too.
I also have friends in littlepace,they seem to be quite happy living there.The houses are spacious and neighbourhood quiet.

thanks for the belated reply. We bought in pheasants run in clonee, a lovely little cul de sac and we are converting our dining room and kitchen into an open plan kitchen at the moment as well as purchasing everything to get moved in.
 
Congratulations. I bought a house in Pheasant Run off the plans way back in 1998. Lovely houses. Back then the train service was a joke though and we eventually sold and moved into the city centre.
 
The houses in Allendale are built identical to the houses in Beechfield also by the same developer, Mennolly homes.

My boyfriend has a house in Cherryfield Hartstown. Only 20 minutes walk (normal pace) to Clonsilla station and easy access to the M50!! Has had no hassle there whatsoever!!
 
Have to say I used to live in Clonee and found it a disgrace. Menolly homes built ours and it was a brutal quality build. Public transport was virtually non existant ( the 39 now goes from Ongar which helps a lot ) but in our day there was 3 buses leaving for town before 8.30 serving a couple of thousand houses. I didn't like the shopping centre at all and found standards to be going downhill very fast - last straw was when horses started to be tied up outside the Spar ( No BS - three visits in a row to buy milk and a crowd oy yobs hanging around on horses ) The small matter of the front of the estate being flooded by the Tolka didn't help either :)

We ended up moving to Tyrrelstown which was indeed a bit cheaper at the time although house prices here have caught up since and love it. Builder was fantastic and the developers had paid Dublin bus to start a service early to the estate so that proper transport was laid on from the start. I would 100% recomend Tyrrelstown over Clonee / Littlepace.
 
I live in Tyrrelstown at the moment and find the bus service atrocious. I've heard the opposite about Clonee. CmTaz when were you living in Clonee?
