Recommend a Solicitor for quickly closing out a remortgage? (south Dublin)

Hello,

I am in the process of switching mortgages and am very keen to complete closing as quickly as possible.

I have loan approval with BOI at a good rate but they are raising their rates on 9th December and it would make a significant difference to my and my family's financial security if I can close before then.

So if could anyone recommend a really efficient/effective solicitor for conveyancing in south Dublin (ideally D2/ D4/Blackrock but anywhere in South Dublin would do) that would be really appreciated.

I was going to use a solicitor that my family members have known and used for some time but multiple false starts over the last few weeks have me doubting their ability to close efficiently and we haven't yet started the process so I can still change solicitors.

James Jones of https://jonessolicitors.ie/ in Dublin 2 is good. Whether or not it's practical for any solicitor to go from start to finish on a re-mortgage in less than 4 weeks is unknown to me, but give James (or any prospective solicitor) a call tomorrow.

My mortgage broker thinks that a 4-week turnaround from where we are now should be eminently doable - so hopefully she is right.

They would say that, wouldn't they.

If it's that doable from their perspective, they should be able to name a number of solicitors whom in their experience would be in a position to be relied upon to deliver within such a narrow timeframe and allowing for contingent delays.

Otherwise they're likely bluffing.

So given that it has already taken 6 months - this is for a remortgage not even a new mortgage! - I am not overly optimistic.
On the other hand, I don't see any reason that she would knowingly give me false information - I have worked with her for over a year and she hasn't done so previously to my knowledge.
 
I'm currently using https://corcoransolicitors.com/ for a house purchase and they have been very efficient, happy to recommend. We are also with BOI for a mortgage and they have been anything BUT efficient so good luck getting to draw down in 4 weeks with them!

One thing occurred to me. Have you got a Formal Loan Offer from Bank of Ireland yet? If so, it would have been necessary for you to nominate a solicitor and your solicitor would have received a copy of the loan offer and Bank of Ireland legal pack. If you change solicitor at this point it will require a new formal loan offer to be issued with the new solicitor details noted and the new loan offer and legal pack will be sent out to your new solicitor. It's not simply a case of notifying Bank of Ireland of your new solicitor details.

Given how tight your timeframe is, I'd be on to your mortgage broker today to start arranging this revised loan offer with Bank of Ireland as a matter of urgency. As you've seen, Bank of Ireland are unlikely to respond today - this will go into a queue.

If you haven't yet received your formal loan offer, I'd still be on to your mortgage broker today to press for this to be issued as soon as possible.

Oh and make sure you have your Mortgage Protection life insurance sorted.

We sent in drawdown request 8 days ago, still waiting..
BOI keep finding administrative errors in forms that have already been through multiple review processes. It's feels they are doing their best to delay the drawdown.
We are practically 3 months in the process now between application and drawdown, despite having everything ready to go as had been through the process with another bank.
