Hello, I have just been on the land direct website and I have a query. Does anyone know why one plot of land would have two folio numbers, i clicked and highlighted the plot on the website and in the right hand side where the the information is shown there was two boxes with different folio numbers but the same area in hectares. I am just curious and wondered if anyone has any ideas.

Hi,

Probably goes back to a different time when ownership was more piecemeal. You mapped by plot, suppose it was 2.2 acres. It could at some stage been two 1.1 acre parcels. These could have been in the ownership of two different individuals. Given that the two folios abutt each other its likely to have been two members of the same family. By way of example a family member had to deal with the estate of a cousin who had a sizeable land holding. When folios were traced etc some of the purchases were for fractions of an acre, sixteenths in one case. This resulted in a large number of folios for the size of the property. Hope this helps

Hi, If there is 2 Folio numbers, then each would have a registered owner. Maybe the plot of land was divided between a family with a son/daughter receiving a plot, hence the 2 Folio. Am currently sorting a boundary each with the land registry where there is 2 Folio's, but the physical boundary crosses into of of the other Folio's. BR

Hello, I don't think the plot is divided as the area of each folio on the land direct website is roughly the same as the whole plot on an old map i found on the osi website, both folios put together is certainly a lot larger than the plot. As far as I know the plot changed hands about 30 years ago and the current owner and the previous owner are unrelated. One of the folios has an F at the end which i believe only came in the recent past. I did ask a friend who is a solicitor who said it probably was a mistake by the land registry but I dont think they could make such a big mistake.

I am dealing with 2 Folio's at the moment, the original Folio from my grandmother, and a plot my parents got from her, both beside each other, and both ending in F, not sure if it means from the same original Folio.
Give the PRAI a call, they are very helpful. Am going through a personal application for a deed of rectification.
