Hi, sorry if this question is obvious but I'm getting conflicting information online. We have rented a house to a family since Feb 2016. We now need to sell this house, how much notice do we have to give the tenant?
Thank you.

You cannot give notice during Covid - it was set up as 3 months from 27th March and I don't know if this has been extended. The Notice period in your case would be 180 days and must be in writing ( not text or email)

Really ? Surely they can but the tenant may object and say they will not vacate if the date for 'no evictions' is extended. I'm pretty sure the law was there to protect people who had no means to pay and needed time to sort things out.

Thanks for replies. Oh that's such a pity. I really need to sell the house as I'm in a dire financial situation myself due to Covid.

You always have the option of incentivising the tenants to leave by offering them a cash sum. But you can't force them to accept.

You could let them know you are planning to sell, and will be giving them the required notice once the restrictions are lifted. You might be lucky, they may find a new place.

if you were to issue a Notice of Termination you would have to wait until July 20 th for the clock to start ticking for the required 180 days , assuming the notice ( and Statutory declaration) were to be issued on Tuesday July 21st it would be January 17th before the notice would come in to effect .

that was only from end march for three months so why cant he issue the notice now

we are in the same situation as martha and need to sell due to covid financial issues. we heard it was in leos speech but nothing happened yet in the dail.
