We are interested in a house that has an east facing garden, approximately 70 feet long. I had thought that being long, the aspect would mean still some sun in evening. However, at a recent viewing (albeit in Winter time when the sun is low) there didn't seem to be sun hitting it at around 11.30 in the morning. I like a sunny garden, so would an east facing garden mean no sun after work in the Summer time? It is a semi-detached house in a row of houses.
I've also seen a house with a long West facing garden with large wall at the back. However, the Luas line runs behind it. Has anyone experience of living in close proximity to a Luas line in terms of noise?
