House Refurbishment Work - Is this too good to be true?

People seem to be confusing internal and external insulation here. Quote is for internal only ('drylining' of the external walls).

Just read conditions of the SEAI grants for internal insulation - to be eligible you have to meet the new building regulations.

All looks reasonable enough to me, assuming it's basic spec. Higher quality radiators for example could add 2k. You need details of what quality materials you're getting.

It might be worth getting all the walls skim coated given the work you're doing if they're not in perfect condition.

Your big costs will be after this.
Flooring, kitchen, any woodwork you want to replace (skirting / internal doors, etc), blinds, curtains, and painting. Any fitted wardrobes. You easily spend as much on this as you've got priced.

Why would you erect scaffolding inside the house?

Regarding the insulation there are grants available from SEAI - you could also check if your builder is a registered contractor with them. The figure of 4,500 for both inside and outside insulation seems far too cheap.

Sorry if I was unclear. We are doing internal insulation only not both internal and external. I am aware of the grants for the insulation roughly €2,700 for internal and up to €6,000 for external. I would only be able to claim the internal insulation grant in this case.

Thanks a mil!! Agree with all of what your saying with my next steps firstly to get full spec of all the work and more detail and in the meantime start pricing floors, wardrobes, new kitchen, painting, furniture etc..
