New Houses in Diswellstown Castleknock

Tiles to include kitchen and bathroom floors, kitchen fittings and white goods, utility tiled and units (washing machine not included), fitted wardrobes in bedrooms, shelved hot press, all bathrooms finished to include tiles.no other flooring other than the tiles.
 
Hi folks, does anyone know what paint brand and colour is used in the Hamilton Park houses? I rang Martin and asked him and said it was slipper Satin from Fleetwood but I can only find slipper satin by farrow and ball. We've wrecked the walls moving in and need to touch up! Thanks

It's Slipper Satin by F&B mixed as Fleetwood.
 
Hi guys, one more question.... for any of you that bought a Lavery, how much extra did it cost (approximately) for flooring, outfittings, carpet, curtains/blinds etc. I know a lot will depend on budget/taste but I'm trying to figure out how much extra we need to factor in over and above the actual cost of the house. I was in touch with Sherry Fitz to find out plans for future social housing plans and thought I should share information I gathered. As people are probably aware there were 4 social housing units in phase 1 of Hamilton park and the same in Diswellstown manor. Sherry fits confirmed that the future, most southerly part of Hamilton park is to be 10% social housing (10 out of 100). This will be adjacent to Diswellstown manor (assuming to minimise impact of selling prices of Hamilton park). My concern would be if the estate agent is confirming 10% now it is probable (rather then just possible) that it could be higher in the end.

This has minimal impact for me as I'm in the most northerly part of Hamilton but for the benefit of future purchasers in the most southerly part of the estate, and for excisting DM resistends adjacent to the future units I thought I should share. For the record, in my opinion a small number of social units, as has been done in both estates, is not of great concern as I appreciate the societal value of this initiative. If it were to increase and potentially develop into clusters of units that would start to concern me for those living closest to it after paying premium prices.
 
I wouldn't be concerned with this. All new estates, under planning regulations, have to set aside 10% of housing for social housing. Therefore Sherry Fitz are just quoting to you what is required by Park Developments under these regulations. It will not be in Park's interest to set aside a bigger percentage towards social housing - they will just do the bare minimum, as is imposed on them by regulation.

Just after putting a deposit in HP current phase for the 4 bed Lavery , west facing garden , purchase price 540K . On the release day , I came 1 hour before opening the sales office and there were dozen already in the Q , I was told that there were 2 already waiting since the previous night. The 2 remaining south facing 3 bed Osborn type were gone first .

I am glad with my choice although I was hoping for a south facing back garden .

A question please for the "already settled" resident in relation to enrolling the kids in a primary school , apparently saint Patrick school is the best option for anyone living in HP , I already submitted an application for year 2018/2019 with all the relevant documents ( except utility bill of course) , Did anyone find it difficult to get their kids into SP school ? Any tips on how to approach the school board , as my child has medical needs that I need to be as close as possible to the school in case of emergency ?
I understand the challenges all schools are facing , but what was the acceptance rate last year 2017/2018 ?

I will try to apply to other schools in the area , but some of them ask about our preference as parents to their school , hard to say that my preference is not your school so I might loose a chance in case I am not accepted in Saint Patrick one

More increases in Hamilton Park. This time it's the next phase of apartments. Increases in both.
 
Just on the sound barrier, is it that you can hear the sound and it bothers you or were you just wondering out of interest?

It doesn't bother me as such as we are up nearer the school, however the m50 movements are audible at times, dependent on wind direction. Also, the principal of the matter - erection of a sound barrier was outlined in the plans - correct me if i am wrong? Sherry Fitz certainly mentioned it to us. In essence, the cost of the properties are at a premium level, hence i would have an issue if the developer conveniently didn't follow through with the sound barrier installation, be it an actual "barrier" or a natural barrier of soil/trees etc. Perhaps, it will be erected/made towards the end of the development, maybe somebody heard some news on it.
 
I was under the impression that the barrier was to be put in place at the end of Phase One. I've searched through the planning permission for phase 2 and I've yet to find mention of it in there! Hope they haven't conveniently forgotten!

Has anyone done an evaluation of their house recently, would it be right to assume houses bought in phase 1 are now valued roughly the same as new houses currently being sold? (I'm thinking of approaching lender for a lower interest rate).
