Wrongful trading

If a company has taken a lease on property on the same day as a liquidator has been appointed - are the directors guilty of wrongful trading?
 
Maybe there's a void clause in the lease if the company is liquidated ? Seems very strange situation,

I would have thought that the transaction was null and void as the directors have no powers once a liquidator was appointed. If it is a creditors' voluntary liquidation then the directors should not have been entereing into any contracts for at least 10 days prior to the appointment of a liquidator!
