There are loads of reasons coming out of that why it wouldn't work in Ireland...or it would take a long time to implement. Successive governments encouraging home ownership being at the top.

Does it even work in Germany? They have similar issues in terms of shortage and rising rates. (Not this ending of leases specifically). Germans gets rolled out as an example every time. There are things that better about their system. But its not all roses.

“Renting has to remain affordable for those on average incomes,” said the German justice minister, Heiko Maas. “The cap will contribute towards that. Rent rises over 30% or 40% in concentrated areas are simply unacceptable.

The initial drops that the report noticed between June and November are, Stinauer suggests, most likely due to landlords cautiously waiting to see how the law played out. When they realized that the law would in fact be toothless, business returned to normal.
