Stamp Duty on building costs

We are currently buying a holiday home from a developer. It is a new house and we are buying it under two separate contracts. Firstly a contract to purchase the land and then a building contract to build the house. Most of the cost is in the house building contract.

Can anyone advise the position regarding stamp duty on the building costs as we are not buying a property on this transaction rather we are paying for a building service on land we have bought.
 
These are related contracts. You are an investor for stamp duty purposes. You will pay stamp duty at the appropriate rate on the entire consideration ( less VAT).

It would be different if the two contracts were unrelated i.e. you bought the site from A and then employed B to build.
