I just inherited a house with my sister. The will states we are tenanants in common. My sister wants to return to Oz. I want to buy her share from her but I was wondering would I have to pay stamp duty at 6% or will I have to pay it at 3% because it is family/family. The property has been valued at €800 000.

Hi Philben,

I have changed the title somewhat to reflect the question more accurately.

Assuming you are a ftb and it will be your ppr, and the net value of teh property passing is 400K then 3%.

Hi Vanilla, no I am not a FTB and my idea was to knock orginal house and to build a new house which then would be my PPR but I would probably stay in my own house until the new was ready. I dont know if this makes a difference.

Then 3.75%. Makes no difference what you do with it after you buy. But it sure is an expensive site!
