I am in the process of buying an investment property that is a 4 bedroom house and shop unit in a small rural village in the West of Ireland.I hope to let out the house part.The shop unit has a separate entrance but its electricty and heating are both connected to that of the house.I was hoping to let out the shop separately.I was going to build on a separate toilet/shower area for the shop.Would one need a small cooking area for shop as well? If anyone could give me advice on the best approach to take. Would it be expensive to separate electricty supply for shop.? Should I try to let house part to someone who might be interested in operating a shop unit? Should I consult with architect or engineer ?
