Selling house - what are the typical steps and timelines?

Myself and my girlfriend have two houses and we are thinking about selling one of them. What are the typical steps and in what order should they be carried out e.g. inform solicitor, request deeds, apoint estate agent, etc.
Also, what is the typical timeline for these transactions, particularly in relation to obtaining deeds and closing the sale?
 
Getting the deeds up from your lender typically takes 3-4 weeks so this is one of the first steps you should take as soon as you have definitey decided to sell. To make that decision get 3/4/5 local estates around to give you an appraisal of what the house should fetch.

Closing the sale can takes anything from days to months - it all depends on how long the chain is (i.e. how many transactions are linked and dependent on each other from the FTB on the first house to the person who is not buying at the other end).
