How much should the price of a site with pending planning permission for a three bedroom house before and after planning permission is recieved in portarlington in an established estate circa 30-35 yrs old be?

without planning permission the last i heard was about 150k and that was in the country.

Do you mean that the land was in county laois or elsewhere?
its just i was offered a 3 bed house plus land with pending planning for under 250k.
does anybody think that this is a good deal?

150K for a site in the country just outside portarlington.

Portlaoise - 140k for 3.2 acres without planning (contains an old building of some sort)....
