I purchased a second hand house this time last year, i think I was charged stamp duty on the full price, €317,500 (including VAT). How do I check if this is what I paid and where do I go to claim it back if this is the case? I only recently found out that you subtract the VAT first.

talk to your solicitor but as far as I'm aware, you don't get charged VAT on a private house sale

Hi TheRebelRam,

You pay stamp duty on the full price. VAT is not part of the purchase of a second hand property.

Were you a first time buyer when you purchased the property?

No it was my second house, I thought that VAT was included in the price, but of course secondhand houses don't include VAT. Had a few pints last night, that must be the reason...lol. Thanks anyway.

If it was your second house, then you should have paid 5% of €317,500 = €15,875. Your solicitor should have given you an account of all of the legal expenses involved. Best of luck.
