If a buyer pays 10% deposit on house and signs the contracts can they pull out of the sale and get their deposit back? this is a second-hand house.

In a word - no. They will forfeit the deposit and may well be sued by the vendors. If you are in this situation either as the buyer or the seller contact your solicitor ASAP.

we are the vendors and just getting bit nervous as the buyer's solicitor is avoiding ours as we should be due to completely close this week. the stress of it all...

Can you speak to the vendor directly? Does your esatate agent know what's going on? Try to relax - these things do sort themselves out 99 times out of 100.

Don't get too stressed - worst case is they don't close and you get to keep their deposit.
