Crumlin opinion

What's the general consensus on this area of Dublin? I've heard mixed reports, most say it depends on the area of Crumlin you're looking to buy. I'm currently renting in Kimmage so have a rough idea of the area of Crumlin close by. Are there any areas to avoid/go for?

Any advice would be greatly appreciated :)
 
I play soccer there every week so from my possibly insignificant experience this gives me, it seems not so good. Usually a smell of burning rubber from kids doing doughnouts in cars. Shopping centre looks fairly outdated. Lots of unattractive looking multistorey flats.

I am from Crumlin originally and like everywere there are lovely parts and not so nice parts.



Throw me a few streets you are looking at and i will give you my opinion.

We now call them apartments - close to the city ;-)
 
The 'edges' of Crumlin would generally be the 'nicer' areas and when we were looking around for places to buy we noticed it was a lot wilder the further in towards the middle you go.

IMHO roads like Clonmacnoise, Lissadel, Leighlin (i.e. anything around the bangor circle) are in a little bit rougher areas (prices reflect this), while places such as the kimmage end of bangor road, iveagh gardens, raphoe road, old county road (pretty much most places between kildare road and crumlin road, and then also the drimnagh side of the crumlin road) are much more mature and nicer areas, which is reflected in the large price difference (though these are mostly private built houses - if its got brick its privately built and will be more expensive).

The shopping centre at the dolphins barn end of crumlin road is indeed in need of that makeover, but theres also a lovely new supermarket in crumlin village right behind the Submarine Bar. Theres also a Superquinn on nearby Sundrive Road and loads of shops on Crumlin Road and Old County Road. With a swimming pool and park/football pitches on Windmill Road and the very frequent bus service and proximity to town I think Crumlin is overall a very good bet. I also hear there is a substantial regeneration project in the pipelines for the less desirable parts of Crumlin.

Oh Pinchy the cheek of you lol the Bangor circle is not all that bad.It used to be years ago but has quietened down so much.

iveagh gardens, raphoe road, old county road yes lovely houses nice area but as Oh Pinchy says nice price too.Very expensive.

So you ask about Kildare Road.Well it is a very main road and the ramps that have gone down do nothing to slow traffic i prefer the end near "The Four Roads Pub" as opposed to the hospital end.I like Kildare Road it has an excellent bus route ...121 stop on this road which service the city centre and is very regular.Basically nothing bad to report about it.

If i was buying in Crumlin i would tend to go as close to the Kimmage end ... if you could get a house in Tonguefield or Blarney Park thats a desirable area.

NONOs for me are Cashel Road.Cashel Ave ,I dont like Leighlin ,Durrow or Kells either .

The Ashleaf shopping Centre is nearby its on the grounds of the Submarine Bar.Newish and has a Dunnes.Superquinn is on the Kimaage end nice store.

What are you looking for ie have you kids because as far as i can see its all profesional couples buying in Crumlin at the moment no problems getting into schools.

The cheek of me? Ah come on - the poster asked for peoples' opinions and thats what I gave - I even said IMHO (In my honest opinion)!...no offence intended to anyone from those areas.

And by the way, the roads you mention - Kells, Durrow, Leighlin are all roads I had in mind - as in they are all near the bangor circle. Add clonmacnoise, lismore and clonard to that list and that highlights what for me is an undesirable part of crumlin. Put it this way - my girlfriend would not feel safe walking through these areas on a winter's evening. We also both felt that the general upkeep of the houses in these areas was noticeably poorer than the areas I listed above as being preferable.

I agree with you that Cashel road is pretty dodgy, though Captains road is pretty wild aswell - thats where the monk lives...though get on his good side and you wont even need an alarm on your house I'd say!

We bought on Raphoe Road and are delighted with it - lovely houses and its a very quiet cul de sac, though I would say to the poster that if this is out of your price range see if you can stretch to one of the Associates Housing houses in Drimnagh - they are lovely houses and the area is really nice and also has the luas very nearby. That said, in the time we were in the market (October - February) the average price of a 3 bed mid terrace one of these jumped by about 40 - 45 grand...after all Drimnagh is the new Kimmage!

Anyone know about the closeby areas in Walkinstown? Where's good to live?
 
I d say the best part is around the Submarine Bar and the Cromwellsfort Road from there to the Cherry Tree Pub and even on foot isnt too far away from and is serviced by buses, banks, pubs and shopping centres etc
 
The bloody cheek of some of these remarks :) Cashel Rd, Ave, & Captains Road are some of the nicest places you can get. The Monk lives in Clontarf, but the Viper lives on the avenue, but for gawd sake, he tried to join the Police reserve force, let bygones be bygones :)
My GP once told me that in the 80s he wouldn't do house calls to the area after 6pm. Those days are long gone.
One indication of how posh the area has become is that Superquinn on Sundrive now let us scan our own goods, so there's a level of trust that wasn't there before !
What to look out for - make sure you check out the neighbours, try & see what they look like, a well kept front & back garden is a good sign, avoid buying near parks or places where kids can hang out, ask the Gardai for discreet advice when you've picked out a house. The top of a road could be fine, while the bottom could be terrible.
You can walk to town from Crumlin, it's a great area. Now if only it was 4 miles east beside the sea, but maybe global warming will help in that regard!

we moved into cashel road about a year ago and find it fine. This was at the height of the property market and the houses were just about affordable to us.
It's quiet, the neighbours have been friendly and are house proud. We don't socialise in the area but living so close to town means it is so easy to get in and out. Superquinn is being redeveloped (it was already a lovely store) and I hope they redevelop crumlin shopping centre as it is wasted as is.
Everybody remembers bad press about streets or areas, but I would advise not to let tales of specific incidents put you off
 
I grew up around Walkinstown near the the village which is a lovely area. My road was full of people who were 70+, but I would imagine that its getting rejuvenated now. No trouble at all.

My friends mostly lived near the four roads so I have a good knowledge of around there too. Its an ok area with mostly decent people, however, a couple of my pals parents have moved out as the council still owns a lot of the houses and can move any nut in as your neighbour. A guy I know's mother was on her own and they moved a guy in next door who was flogging drugs, so she had to move.

The four roads is a dump, but its ok for a couple of pints. The area is also really close to the city, so its not a bad bet.

It really is personal opinion.I found a fab house there and the street/road is lovely but found facilities poor for us. It is worth a visit and see what you think. I think many areas need a regeneration and a shame it hasn't been done already.

Similar story here, we're near the KCR end, it's actually a lot quieter than we thought it would be, good mix of people & backgrounds on the road, neighbours are nice and we still socialise in town (as before).
 
I know that this was posted ages ago, but it really made me angry.
OhPinchy said that the areas around bangor field are undesireable and that his girlfriend would not feel safe waking there in the evening.
This is a distortion of the truth. Kells field is one of the quietest places in Crumlin as a whole. In fact, you can barely find kids playing on the green these days, that's how quiet it is. I lived there since I was 8-19 and I never experienced any trouble. My family also live there. All you have to do is to drive around the green a few times a day if you like to get a feel for the atmosphere, and I'm sure that will PROVE OhPinchy and others wrong.
Leighlin Road has two parts; one part of it is along the green at Kells, and lower leighlin is further down near the four roads. Thats a very narrow road, and there are a couple of families living there that give it a bad name. Also it's very squashed.
Bangor green is fine, also very quiet, although not as quiet as Kells.
Someone made the point that the more towards the middle you go, the rougher it gets. First of all he was judging the layout of Crumlin wrong. The top, middle and lower are not judged by proximity to Kimmage and Drimnagh, but in relation to town and Our Ladys hospital.
My opinion: The areas closer to town are a bit rougher, as are the areas near the village. Therefore the middle, according to my view, is the nicer, quieter part of Crumlin.
An remember Crumlin is not like Finglas, Blanch or Tallaght, as it doesn't have seperate estates. Its one large estate of greens, roads and avenues mostly.
So you can't say which parts are rougher unless you go to those streets and roads individually at different times of the day to get a feel for them.
PS. I would never buy in Crumlin because the houses are too old and I like newer homes. They are good quality though.
And for the record, most of the homes at Kells field (Upper Leighlin) are kept to very high standards by the proud owners.

Like I said, I know Im a bit out of date, but hopefully this will help anyone else if they are looking to buy in Crumlin.

PS: I live in the flats in Dolphins Barn. And nobody here calls them apartments, so dont be daft. And it's a fine place to live. You'd hear a pin drop at night time walking around the place, but thats another day's discussion!
 
Hi there,

I know that this is quite an old post but we are thinking about moving to the Kimmage/Crumlin area. I quite like the look of the Raphoe Road and Iveagh Gardens areas.

Anyone any opinions on these areas for bringing up children? What are the schools like - particularly for boys??

I've also seen a house that I like the look of on Windmill Road but don't know the road itself.
