Clarification on date of increasing rent

Hi,

Can you pls tell me if I am setting the rent correctly, am in a RPZ,

• New tenants moved in on 22/4/2021,
• Served notice to increase rent by 2% on 22/4/2022 to take effect in 90 days (22/7/2022)

• When am I allowed increase the rent by 2% again ?
• Should I have given 90 days notice on the 22/1/2023 to take effect 22/4/2023 or do I wait until 22/4/2023 and give the 90 days notice then which would bring me up to 22/7/2023 so increased rent then would be paid on 22/7/2023

Apologies for such a silly question, I had been doing the latter which was always waiting for the full year and then giving 90 days notice, but I have been reading that the rent can be increased every 12 months so now I am confused. There are no examples with dates on the RTB website.

If the rent was increased in July, it can be increased again in July (so notice in April). Note that the 2 per cent is the maximum increase. I discovered today that has the rise of inflation slowed down (from October) it can now be less the 2 per cent.
