cash as part of the deal!

am thinking of approaching a builder about buying a house he is building. the house has some work outstanding & will be ready for sale in about a month. i know that he wants a quick sale. what is the procedure for finishing the house after a sale has been agreed? would some cash reduce the purchase price?

Do not know how you could do that as the cash portion will not show up on the contract.
It is very dangerous to give cash as the builder may be the subject of a future audit, even if you are not, and it will come back to bite you.
