Who pays the plumber

I received a call from a tenant this morning, to say that there is no water coming from the tap in the bathroom.

The tenant has been in the property for a number of years.

Whose responsibility is it to call i.e. pay the plumber?

Any ideas gratefully received.
 
Unless you have a contract that says different, you have the obligation to find and pay the plumber.

After all I didn't cause it to stop working. I am not the one who uses it.

Is this a windup cremeegg? Landlords are responsible for basically everything in Ireland, even where the tenant has been careless, negligent or deliberate. I find the best thing to do is have a reliable plumber who will liase with the tenant. ie the tenant will agree to be there to let the plumber in and I pay later.
