Buying/selling without EA - booking deposit

Does anyone have any experience of buying or selling a house without using an Estate Agent - in these cases is a booking deposit (subject to contract) normal practise?

If so typically what values are used?

Presumably it would go directly from buyer to vendor's solicitor?
 
Amount should be the same regardless of the absence of an EA, about €5k, fully refundable.
