Knocksedan Demesne (North Dublin)

Hi folks,

While driving the back roads of from Finglas to Swords (behind the airport) on Sunday to avoid the massive traffic jams on the M50, I passed a stunning estate which Id never seen before-called Knockeston Demesne (I think thats how it was spelt). I was so impressed that I drove into the estate to see if any houses were currently for sale so I could contact the estate agent, however I didnt spot any. It seems to have been fairly recently built, as there are some new foundations laid at the back of the estate. However I cant find any details of this estate anywhere! Can anyone please help me?

the estate is called Knockesdan Demesne and was handled by an estate agent in Drogheda, all houses are occupied currently but dont know about any new ones going in at the back.

If you fancy buying in Knocksedan, bear in mind the very close proximity of the proposed new runway at Dublin Airport.....

Two for sale at the moment:

Pricey - considering you don't have any transport links and don't even have a footpath to walk to Swords village/town. Or, is this an issue?

i live in Knocksedan Demense and can answer any of your queries.

The 6/7 empty foundations at the back of the estate are there because the developer tried to build without the appropriate planning permission. Retentioin was refused and he had to stop building - he had other issues with the council and they took exception to his approach - hance the ban on retention.

There is also planning permission in for an additional 190 houses in the land beside the existing estate which will eventually become part of the existing estate - similar types of houses but density is a wee bit higher - also prices will be higher ;)

we moved in August 2004 as part of the first phase of people to move in - the phases were released up until december 2004.

one of the houses on myhome (the bigger one) is gone sale agreed for the last 3 weeks for 975k.
 
Hay Nai,

Was looking at the houses in Knocksedan recently. What's your view of the estate - is it a good place to live ? What is the house quality like ?

Any thoughts on the 2 houses that are for sale currently ?

from my point of view it's a great place to live - we're in a cul de sac (semi-d) and have a little girl. it's very safe, all our neighbours are very friendly, a real sense of community, most of our neighbours are in early 30's like us, and we do tend to socialise alot with them - bbq's, parties, poker nights etc.
lots of young kids around so very friendly for families.
no properties rented at all so no problems there. there is quite a good management company and you should be able to see that all the public areas are well maintained.
we have had some water problems - every time the council cuts off water for repairs we are last area in swords to get pressure back as we're at the end of the line.
the estate is well laid out and build quality of houses are good. some gardens are quite small however so be careful there.

there is planning in for another 190 houses beside the estate but it's still going through the process.

don't know alot about the 2 houses for sale except that i thought 1 went sale agreed ages ago for 975k.
