Commercial Lease - landlord changed the locks

Hi,

A friend of mine's family business has had to wind down as it was no longer profitable. They have 6 months outstanding rent now, they were paying when they could but couldn't keep up with it.

The landlord was giving them a lot of grief, calling in during business hours and to their home demanding payment. He generally didn't know how much they owed him at any time when he called in but they did get a letter saying how much they owed a few months back. He never gave any timeline or notice period to catch up on payments.

Now, he's after changing the locks on the premises and is demanding payment for previous months. Surely he has to give a notice of forfeiture or get a court order before changing locks? Without the premises they can't liquidate the stock they had planned to.

He refuses to deal through solicitors. They themselves have sought advice now and the solicitor told them they can be sue'd by him for the remaining 4 years on the lease.

Does him changing the locks not forfeit the remaining term of the lease??
