Selling...cert of completion for building work?

We are about to put our house on the market..just wondering, when we bought it it was very dated and so with an architect we did a job on it,drylining, rewiring, re plumbing and a large extension (we did not need planning as it was within size regulations). The job was done but we didnt get on with our architect at the end and so never got a cert of completion. Just never chased him up.
Now selling, do we need one even if its within the size regulations? If so who do we get to do the report. We dont want things being held up if we are lucky enough to get an offer!!
Advice would be greatly appreciated!

You will need a Certificate from a qualified architect or engineer confirming when the works were done, what works were done and that the floor area makes it exempt from the need to obtain planning permission. You will also probably need a Cert. confirming that the works were done in accordance with Building Regulations.

You will not be able to sell without those Certs. Your solicitor may be able to give you a name - someone they use for such matters. It is normally preferable to revert to the original professional who actually supervised the work.
