What happens if we replace Auctioneer?

EA has our house on the market for over a year now, without even one offer. I understand that the current market is difficult, but so far we have only had 1 viewing this year.

What would our obligation be to the old EA if we replace him? Current EA has the house advertised on the internet, and dropped the price without telling us! I accept the price should be dropped at this stage, but it would have been nice to be asked first.

If we cannot remove the first EA without paying a fee, could be appoint a second EA and share the fees?
 
First thing you have to do is check the contract you have with your EA to make sure they're are not or do not have a sole or exclusive agent clause with you.
 
Also check to see how long your contract is for. Normally the contract would be to advertise your property for sale for an initial term and then its renewal would roll over. E.g. we undertake to advertise and market your property for sale/let for an initial period of 6 months and thereafter every 3 months until such time as either party gives 30 days written notice. Something to that effect anyway.
