Problems in Wexford regarding sewage treatment plants not to planning specs

Hi....Just wandering if anyone has come up against a similar problem?

We're after buying a property in the S Wexford area and had an offer accepted only to find out from the survey that the treatment plant for the sewage wasn't as planning specs.

What it was, on the plans it was shown as having a discharge pipe to a drainage ditch at the rear of the property but in reality the pipe wasn't there, which as our surveyor pointed out was a good thing because if it had been there a license to discharge would have been needed and there is no chance of getting one.

Apparently around 2005/6 Wexford planning were passing these as per the drawings with the pipe but there are plenty of properties where as above, the pipe wasn't fitted.

The ground in the area where we are looking isn't good for drainage because of the clay content so the treatment plants have a raised percolation area draining to a ditch or similar, so in reality the waste is being discharged via a french drain to the ditch or stream.
I understand this is a breach of planning but there are plenty of builds like this.

We are very interested in another property which is one of four in an enclave kind of site, I checked the planning and it appears that all four have a similar planning issue, plans show a discharge pipe but no discharge pipe in the system and drained to the surrounding ditch via french drains.

Has anyone had this problem ? and how did you get round it? is it worth going ahead buying property with this type of issue? Any advice would be gratefully received.....Thanks
 
Get it checked out by someone who knows what they're doing and can advise on what needs to be done to bring it up to standards. Then adjust any offer based on this knowledge.
 
There's no 'way around' it - the EPA/councils/government are cracking down as we are getting fined in Europe over our lax water quality due in a small part to these type of domestic waste issues.

The house needs a properly installed treatment unit & percolation area. Explain this to the vendor and knock 7/10 off the asking for the associated costs of carrying out the remedial works

Why buy a house with known issues? Why not buy a house with a proper sewerage system? Even if you sort out your own house, do you want to be living next door to 3 houses that might have serious health issues caused by poor waste disposal?

Yes your quite right but I'll wait to see what the surveyor comes back with. It does appear that there are numerous property's like this that were built c2006 on the market
