Commercial letting fixed 3 years

offered a 3 year fixed term but when a longer term was sought it was indicated this could give the tenant rights to renew. Was under impression that the term would have to be 5 years before this could happen. any comments appreciated.
 
Your post is unclear. Who said what to who?

In general, no rights to renew a commercial lease accrue to a tenant until a period of 5 years tenancy has existed. Most landlords will also ask that the tenant sign a renunciation.

Sorry for lack of clarity. If a person enters into a fixed commercial lease of say 3 years or 5 years is there any way that at the expiration of the term they can obtain a further lease or can the landlord tell them to vacate if he/she so wishes.
