Replacing washer dryer in rental property

Hi,

We have a rental property with a washer dryer in it. Only reason for this was the house was our primary residence before renting it out and when we moved we left the appliances in the house for renting.

We now need to replace machine as repairs are costing more than a new machine. We would prefer to put in a standard washing machine as we feel the washer dryers are a waste of money. Are we obliged to replace like for like, i.e. put in a new washer dryer, or can we replace with a washing machine only.

Any advice appreciated.

A washing machine will suffice if there is an area where your tenants can hang out clothes on a clothes line etc. If your rented property is a apartment there is unlikely to be a suitable place. If it is a house with a private garden where you can erect a clothes line etc this will suffice. You want to make sure that they do not resort to drying clothes inside as this will cause condensation in the house and causing mildew etc. you are required to have a washer dryer where there are no drying facilities. Thanks for that Dermot, thought I had read somewhere what you have outlined above but couldn't remember for sure.
