I currently have a mortgage 450,000 with the EBS (for 20 years - variable 2.63% APR 2.7%) and am considering fixing a portion of the mortgage and having the rest on a variable rate. I have no problem in paying the mortgate at the moment It's really to cushion myself against any possible increase in interest rates. Any ideas or thoughts would be appreciated.

I would have thought asking EBS out straight would be the quickest way to get an answer to this question. Or failing that, if you bought the property through a broker, ask him/her to crunch the numbers for you and advise you if this type of arrangement is feasible.

make sure you are not on a tracker before giving it up. make sure it is def variable and not a tracker . These are Gold Dust

Just to update you all. I called the EBS and they said that they would not allow us to split our mortgage now that we should have requested a split loan when we applied for our mortgage. Sounds harsh. Any idea of what other lenders are doing?
