Wexford: how to pass a percolation test?

hi all

i have been trying to get planning on a piece of land which my dad bought some years back, just a couple of acres. two years have past and many $$$$ later.

the land failed the percolation test. the land is in wexford, the problem with building in wexford is that if you fail to pass a percolation test you must have an unpolluted stream to pipe too. my stream is polluted from existing houses along the road which cant be helped.

i have submitted planning in the past with various systems on the market reed beds etc etc without success.

basically i need the site to pass a percolation test to further matters. i have had enginners on site but the soil is marley with poor drainage so they have all told me to forget about the whole thing and buy a site some where else! they have told me that in order to get planning a percolation test must pass

i am fussy about where i live,i dont want to move far from my home area.

do any readers know how to pass a percoaltion test, maybe some reader has lets say manipulated their site to make it pass. this is my last chance getting truly fed up with the whole thing at this point. maybe some reader could point me in the right direction?

forget trying to fiddle the result. It might mean that you pass the test, but you will have grief in years to come and will regret it. I know!!!!

There is some form of herring bone drainage system, where the percolation area is spread over the entire site. Have a chat with engineer about it. it is expensive.
 
agree with above - the test is there for a very good reason and speaking from experience as a surveyor you don't want to build on unsatisfactory land. Can you not do anything about the stream polution - if it's being polluted by neighbouring houses you may be able to get some help deflecting it. Do you live in Murrintown by any chance??
 
why can't you install a bio cycle unit in combination with improved land drainage system, have you contacted any agricultural agencies on the matter or a engineer specialising in this area, there should be loads especially if you are serious about living there and no where else

i have submitted planning before using different systems but unless the site passes the percolation test there is no way planning will be granted as per wexford co co if you dont have a suitable stream.

the stream is a no no, their is five houses at least with septic tanks running into it, it is pretty manky going by the test results.

i guess im goosed!!
