Live in landlord renting multiple rooms and tax/rtb implications

Again I didn't say that, or anything to that effect. Please stop claiming that I did. I did say that a lodger (not a tenant) may well refuse outright to leave rent-a-room accomodation. People can make up their own minds on what might happen if a lodger legally resists their eviction and for...

Live in landlord renting multiple rooms and tax/rtb implications

Nobody disputes that, but effective planning with the benefit of legal expertise can minimise the risk of it happening, and the consequences if it does happen. I never made any such claim.

Live in landlord renting multiple rooms and tax/rtb implications

Why should I know? Why is it relevant? IANAL.

I didn't. And please don't address me by my surname. It may not be intended as disrespectful but it looks like it is.

How to protect yourself against the possibility of a lodger - refusing to leave - engaging in difficult or antisocial behaviour - claiming tenancy rights - creating other unforeseen difficulty for the householder. There are probably other potential issues. IANAL.

Thank you but again we kind of know all that. I can only repeat my own advice that Forewarned is forearmed.

Live in landlord renting multiple rooms and tax/rtb implications

You've said that already and I'm not going to reheat an old argument, except to say again that anyone who's considering admitting guests to their home or financial gain should on balance benefit from legal advice, rather than rely on anonymous Internet hearsay.

Live in landlord renting multiple rooms and tax/rtb implications

Hasn't there been disagreement on this point here in the past? Were I considering admitting paying sharers into my home, I think I'd prefer to know the actual legal position.

None of this is relevant to the proper crafting of a licence agreement. It's been AAM policy for over 20 years that the site is not a substitute for professional advice. That said, if someone want to expose themselves to possibly losing out on a valuable tax & RTB compliance exemption by...

That doesn't address the the two-part question I posed.

Live in landlord renting multiple rooms and tax/rtb implications

Really? Does the average person know 1. how to properly craft a licence agreement? 2. what to do, and particularly what not to do, to ensure that their current or future licensees don't end up with tenancy rights? If a solicitor is sufficiently incompetent not to "have one clue" about these...

Live in landlord renting multiple rooms and tax/rtb implications

An example would be a licensee claiming to be a tenant and seeking RTB protection under tenancy legislation because they have in their possession a document from the home owner using the terms landlord and tenant. IANAL but in the crazy world that we're in now, any homeowner considering...

Live in landlord renting multiple rooms and tax/rtb implications

Oddly enough the OP has himself admitted to being confused on several key points. The combination of the rent a room tax and RTB exemptions is very valuable and it would be an absolute shame if confusion on a key point would either disadvantage the OP or cause them avoidable stress in the event...

Health Insurance Young adults and keeping them on family policy

A counter to that is the currently scary rate of mental health issues among young people, particularly students.

Live in landlord renting multiple rooms and tax/rtb implications

You first need legal advice. Then you may need tax advice, although if you address the legal side of it correctly, the tax side of it should be very straightforward. You will also need to get your language correct. If you use terminology like landlord and tenant in your dealings with whoever...

Are bitcoin buyers paying tax properly?

I have completed CGT returns and submitted payments to Revenue for a number of customers with realised bitcoin/crypto gains. As @tecate notes, it's no different to any other capital gain in terms of tax obligations.

"more than 200 restaurants and cafes have shut this year"

"Restaurants don't create wealth and aren't essential social capital" is a real head scratcher.

They're certainly sufficiently visible to be on both local authorities' and Revenue radar.

"more than 200 restaurants and cafes have shut this year"

From what I can see, pop-up takeaway coffee outlets with minimal facilities and overheads are booming. But many cafes are being hit by a combination of higher costs and, as @Sue Ellen mentions, consumers shifting towards self-prepared lunches as a response to inflation.
