Transfer of 1 acre of farmland to build on

As I see it, You need a solicitor to advise on the alienation of your 1 acre from the inherited overall site. Perhaps to avoid a cash outlay, would the sibling take an acre elsewhere on the overall site of equal value so no cash needs change hands depending on how amiable she is. Someone...

    vat rate for a Bakery

VAT for bread-type foodstuffs is tricky. A normal bun attracts 0% VAT but a bun with a certain percentage (!!!) of chocolate attracts a different rate. And yes there are rules for particular tyes of cakes. Last week Subway failed to prove that their 'Sub' bread is 'bread' and not 'cake' !

Do estate agents drip feed properties to the market to keep prices artificially high?

Freakonomics had data that EAs took longer to sell their own houses than clients' houses. They make money on quick sales, faster the better - the marginal gains of hanging on for a bigger price for one house for the small % of commission is not worth the opportunity cost of flogging another.

    Never-married couple-split; house-sale where 1 legal owner of house & mortgage

+1. This is clear to me too. If he were 'in time', and did have a claim - how does one apportion between the two or mediate here usually? OP seems set to visit and stay and pay maintenance per his first post. Like Ireland, I assume this other country also has factors to calculate maintenance...

I suspect colleague has Covid - persistent cough - what to do?

Its all in the title, I'm afraid. I usually WFH but am in the office today and usually twice a week. Persistent cough - 7 / 8 times a cough sneaking out, which seemingly could be rasper coughs but he fights them down. (I'm 1.5m away but was closer twice for a minute each time). He's new to...

Looking to sell property and considering Estate Agent T&C's

Am reviewing one of the bigger E.A. for sale of Dublin property. These are pretty much a done-deal, cast in stone ... or do people insist on other extra clauses, such as .... ? And what chance of success of these newer clauses being inserted?

Living overseas & lost driving licence; must return to ROI for new licence?

Apparently, this is the case as per email received from them. I can have a Driver's Statement to assist with obtaining a new licence in the other country, but thats it. Otherwise I must return to Ireland in these Covid / travel-unfriendly times. Anyone any other ideas?

Want to sell house with tenant - options now?

Thanks Sarenco. As today is 31 July is this impacted by the Bill going through the Dail yesterday and today? (Cannot easily google this myself) I had intended sending a letter to the tenants telling them that their statutory rights and rights per any relevant guidelines are unaffected by the...

Want to sell house with tenant - options now?

Hi All Is it possible to notify a sitting tenant that we intend to serve notice to quit at earliest opportunity when the law allows? Could this be miscontrued at forcing an eviction? Their advantage - gives them extra notice to find another place (time being from notification to date of...

    Vat Query

Quite simply, that if he is selling to retailers who don't care if he charges EUR100 without VAT (ie not registered) or EUR123 with VAT (ie VAT registered), then he should register if he is paying VAT on his expenses or paying VAT on the goods he is selling onwards, because then he can claim...

Resident in Ireland, non-Irish citizen: domicile?

You have still retained your Italian domicile unless you have made efforts to dispose of it. Buying a home in Ireland is not enough to dispose of this, although it may be challenged and you would need a competent tax advisor to assist then. And of course there are things you could do to...

    Vat Query

In your example in the real-world, if selling to retailers, the OP would increase his price to cover the VAT and his cusomers (retailers, so likely VAT registered themselves) would know how to reclaim the VAT themselves i.e. the increase in total price charged to the retailers would not equate...
