Re: FTB: have mortgage approval in principle for €232,000, in DCC shared ownership sc Why are you buying a house right now? If you wait 12 months you'll get it at €50k cheaper.

    should i buy now

That is strange logic. The site should reconsider the ban because you think things have levelled off and now it is important to share that knowledge.

    should i buy now

That is the most ridiculous statement I have ever heard. The highest unemplyment in the history of the state was about 17% but you think that is OK because 83% are employed

    New property tax

It only seems unlikely when you think the current prices are realistic. 4 times average salary is the long term average ratio of house prices to salary but we might just overshoot on the downside like we did on the upside. 3 or 4 times might sound crazy but it is likely to happen.

    New property tax

Of course they can. They are quickly running out of money and a property tax is an obvious way to fill the gap.

    New property tax

Buying property for a pension will turn out to have been a very poor investment. Although I feel sorry for these people buying property for a pension was never a good idea. It might have worst in the last few years but it goes against the most important aspect of long-term investing...

    New property tax

The over supply of properties across Ireland will prevent most landlords from increasing the rent. In all likelihood they will just have to absorb the additional costs.

    Way around deposit?

I think it is an almost certainity that prices will continue to decline this year, no crystal ball needed. The property market is not an efficient market so all that stuff about not being able to predict prices doesn't apply to it.

    Way around deposit?

I can't believe you are actually endorsing this MrMan. This is fraud and possibly tax evasion. You would have to lie to the banks, possibly lawyers and most importantly the Revenue. If you could just come up with scams like this everyone would say they purchased investment properties for...

    Next wave of the crisis

Do you really think that property will be less than 50% of its current price? Because that is what would be required to get a 10% yield in a market where rents are falling

How much to offer for Site??

If the BOI chief feels that land is only going to be worth 40% of its pre boom price I think that is what you need to be comparing against. I won't have been that aggressive with my own bids but after today's announcement from BOI if I was bidding for land I think 50% of boom prices is the...

    Are there rental seasons?

I agree there are, and always will be some instances where their stats are off. But in my opinion the trend and overall impression is that landlords are leaving their property on the market for longer and longer. Have a look at these link

    Are there rental seasons?

I think the main thing is being flexible over the rent. It is amazing how many landlords seem willing to let a property sit empty for months and months. According to the latest IPW reports the average length of time taken to rent a property is 7 weeks and over 1,000 have a place for rent for...
