EBS offered me the full amount, Bank of ireland insulted me so i told them where to shove their offer. I had 2 other approvals anyway.
EBS are also passing on the interest rate cuts immediately....

mine was 3000, but i got a discount (as a favour to my dad). so it ended up at 2000. that was all set fees, solictiors fees, tax, will, etc.
In fairness my solicitor did a lot of extra work for me....

Definitely do not go affordable housing if you can buy it yourself.
The AH scheme is in reality at least a 10 year commitment. The AH price is only just over 20000 cheaper (mine was 105000...

Unofficially, i have been told that the council dont care what happens the house after the purchase. But its best not to abuse the system, and its not fair.

In cork yes. Reduced by about 3%. Lowered the valuation of the house too.

My God, the affordable housing process takes a long time.
House is sitting empty while the council drag their heels as usual.
Trying to get them to answer the phone is impossible

at the open day, plenty of the houses werent even open, so they might still be available.
the centre ones, 2/3 bedroom convertible were all closed.
